We get it. Although property is one of the safest forms of investment, one of the biggest fears anyone has when starting out with property investment is unexpected issues and costs spiraling out of control. All investments come with a degree of risk.
We’ve pledged to do everything in our power to reduce that risk as much as possible. We’re pleased to say that any additional costs that may arise through unforeseen circumstances will be absorbed by ourselves, and not passed on to our clients.
At Ascension, we put in thorough research and meticulous due diligence to every investment opportunity, so we can make this pledge to you with confidence. However, if you’re still feeling on the fence, pick up the phone and chat to us today.
If you’re thinking you like the appeal of property investment, but simply don’t have enough time in the day, it may have stopped you from taking the leap. Luckily, we can put the time in for you and keep you updated every step of the way.
With Ascension Property Investments you can be as involved or hands-off as you wish. As our client, we are here to listen to you and tailor a solution to your needs. If you can find 60 minutes to have an initial consultation, you may be surprised at what you find.
At Ascension Property Investments we pride ourselves on a thoroughly professional approach, which means we only work with the right people, in the right way, at the right time.
With a former police officer with over 20 years’ experience as our founder, we understand the importance of establishing trust through good communication, rigorous compliance and a simple wish to help people.
We also demand these qualities from anyone we work with. And if we do ever get it wrong, we take full responsibility and do whatever we can to make it right.
Our motivation, ethos and methods are different from an estate agent. We have the same interest in all parties in the chain, and look for cases where we can genuinely help a motivated seller find a buyer. That’s where you come in.
For you, the buyer, we take care of the conveyancing and also have access to a team of expert brokers with a market-wide reach who can meet any area-specific needs. We’re committed to every detail of due diligence in order to go above and beyond.
You could say that Ascension is the middle man – with a twist. We’re aiming for a scenario where everyone benefits equally from a fair, diligent process because that’s the way it should be.
For the seller, we offer the same duty of care, charge no fees for marketing and aim to provide help at every stage of the process. We’re happy to remain involved for aftercare and support following the sale of their property.
Generally the timescale will depend on what your investment strategy is. For single properties, a timescale of three months is reasonable between signing contracts and sourcing the property.
For a portfolio, this would obviously add to the timescale, but we would keep you informed throughout the process, and you will enjoy complete transparency at every stage.
As every client is unique in their situation, we don’t advertise a one-size-fits-all fee. Instead, we’ll schedule a strategy call to establish exactly what it is you’re looking for. If it’s achievable, we’d then go on to discuss an acquisition fee.
And that’s it. Once an acquisition fee is agreed you won’t find any hidden costs or unexpected charges suddenly making an appearance – everything is open, honest and transparent.
Presently we cover all of Fife and the surrounding area, but we’re working on extending our reach to cover central Scotland with a trusted network of sourcing professionals.
